After only living in our new home a short time, and somehow forgetting what it is like living in 1927 construction with a typical unfinished basement with concrete walls and floors, I discovered that all of my books that had yet to be unpacked were sitting in a small amount of water at the base of the south wall. I immediately called Pascal Leon Construction, in my opinion and experience, the best masonry and drainage company in Portland.
I know that the first step was to look at the gutters on the home, but as I had just had these replaced and was certain they were clean, more investigative work had to be addressed. Pascal discovered that there were two hairline cracks that needed to be opened up and filled, along with routing the downspout away from the house, this has entirely solved the problem in that area.

After packing the concrete crawl space area with storage boxes that we did not need access to right away, I pulled some of them out and found that the boxes were damp and covered with the beginning of mold. I had not realized that there were other cracks in this area, and I also left no space around the boxes for ventilation, which is always necessary when storing items in a concrete area, thus begun another meeting with Pascal to determine what the problem was. Along with drainage being an issue again, and also a gap between the house siding, sill plate and foundation wall, it was determined that a dry well would need to be installed, with rock, and a pipe extending away from the walls to this new well area. The interior walls needed cleaning off of loose debris and cracks were once again filled, covered entirely by hydraulic cement.
