Portland, Oregon’s wet basements

After only living in our new home a short time, and somehow forgetting what it is like living in 1927 construction with a typical unfinished basement with concrete walls and floors, I discovered that all of my books that had yet to be unpacked were sitting in a small amount of water at the base of the south wall. I immediately called Pascal Leon Construction, in my opinion and experience, the best masonry and drainage company in Portland.

I know that the first step was to look at the gutters on the home, but as I had just had these replaced and was certain they were clean, more investigative work had to be addressed. Pascal discovered that there were two hairline cracks that needed to be opened up and filled, along with routing the downspout away from the house, this has entirely solved the problem in that area.

not a pretty picture but shows the repair, over time I will replace the window and paint the wall

After packing the concrete crawl space area with storage boxes that we did not need access to right away, I pulled some of them out and found that the boxes were damp and covered with the beginning of mold. I had not realized that there were other cracks in this area, and I also left no space around the boxes for ventilation, which is always necessary when storing items in a concrete area, thus begun another meeting with Pascal to determine what the problem was. Along with drainage being an issue again, and also a gap between the house siding, sill plate and foundation wall, it was determined that a dry well would need to be installed, with rock, and a pipe extending away from the walls to this new well area. The interior walls needed cleaning off of loose debris and cracks were once again filled, covered entirely by hydraulic cement.

A good website to read further into some repair options for wet basements is – water proof your basement

Finished wall with new hydraulic cement

New pipes for the dry well, and gutter run off

Rock delivered for drainage

A large crack exposed to be filled

Maestro cleaning off loose spalling concrete

laying in new drainage pipes

new dry well for water run off

foundation wall repair – needs to be painted when dry

newly finished crawl space, with framed boards added for ventilation, now my boxes can be repacked into this area.

Historic Film Exchange Building – Now Leasing

SBaird Design is proud to be working on this historic building in Northwest Portland. The exterior was painted in appropriate colors for Mediterranean style architecture. We recently developed a new lighting concept for the building envelope to keep with the existing historic lighting on the building. Soon, new lighting and stunning landscaping will go in to further highlight the beauty of this building.

The developers are now leasing spaces on the corner of NW 19th and Lovejoy. I wanted to share this in case you know someone seeking a commercial lease.

Contact Henry Kofron for more details. 503-939-3201
